Instagram comment automation for real estate: what Meta actually permits

Last updated 2026-09-13

A reel of a show flat does numbers, and underneath it sit forty comments asking the same four questions: price, location, possession, is it RERA registered. They get answered a day later, or not at all, and the people who asked have moved on.

Every tool in this category promises to fix that, and most of them are describing something Meta does not let them do on your account. This page is what we learned getting the permissions ourselves, because the gap between what this category advertises and what Meta permits is wide enough that you should understand it before you pay anyone for it — us included.

What Meta actually permits

Reading a comment and replying to it are not one capability. They are separate permissions, each granted individually by Meta after review, and an app that holds some but not others can appear connected while being unable to do the thing you bought it for.

Listing your Pages and reading the basic profile of a linked Instagram professional account is routinely granted. This is the part that makes a connection flow look successful.
Reading the text of a comment a visitor left is a separate permission again, and it is the one that decides whether any of this can begin.
Posting a public reply to that comment requires another, and subscribing your Page to a vendor's system so comments reach them at all requires a third.
Sending a direct message off the back of a comment is the most restricted of the set, and is what nearly every product in this category is actually advertising.

A vendor can demonstrate all of this on their own account without holding a single one of those approvals, because Meta lets an app do anything it likes for people who have a role on that app. That is why the demo works and your account does not.

How it works here

You connect your own Instagram professional account and the Facebook Page it is linked to, through Meta’s own login screen — one grant, no password, revocable by you at any time. From then on a comment arriving on a post reaches Vesma within seconds.

The comment is classified first, so a genuine question about price or possession is treated differently from a compliment or a tagged friend. Only the questions get worked.
The public reply is grounded in your documents — the brochure, the price sheet, the RERA certificate you uploaded — so it answers with your numbers rather than inventing them.
Approval is yours if you want it. Replies can wait on your tap instead of posting immediately, and anything Vesma posted can be edited or deleted, or the original comment hidden, from the same screen.
The commenter becomes a lead, so when they message you later on WhatsApp the AI already knows what they asked under the reel.

If comment automation is the feature you are buying, ask the vendor to demonstrate it on your account, with your own professional account connected, before you pay. That is a reasonable request, it costs them ten minutes, and it separates the products that do this from the ones that describe it. Ask us the same.

Where the conversation should end up

The enquiry you want is not really the comment. It is the person — and a public thread is a poor place to discuss someone’s budget, whatever your tooling permits.

Make the destination WhatsApp, not the comment thread — a click-to-WhatsApp link in your bio, in Stories and as the destination of paid posts opens a real conversation, which we answer in seconds, qualify, and book from.
Pin a comment with that link on every reel, so the forty people asking about price have somewhere to go without waiting on you.
Catch the rest on your website, where the chat widget runs the same AI on the same documents, and is included on every plan including the free one.

The RERA point

This matters even if you buy comment automation from someone who does hold the approvals. A public reply quoting a price on a specific project is promotional communication about a real-estate project, which in India carries disclosure obligations under RERA — including carrying the registration number in advertisements. An automated system replying at volume makes it very easy to generate a large number of such statements without anyone reviewing them.

The sensible configuration is to qualify publicly and take pricing specifics into a one-to-one conversation where your usual disclosures apply — which is the same reason moving the conversation to WhatsApp is the better shape regardless of what Meta permits. This is not legal advice; see how the AI is constrained on regulated real estate.

Where this falls down

A reply is only as good as the documents behind it: a reel for a project you have not uploaded gets escalated to a human rather than answered, which is the right failure but still a delay. Meta also limits automated direct messages off the back of a comment to one per comment, so the public reply is the part that does the work. And a comment thread is a poor place to discuss a specific budget — the conversation should move to WhatsApp, which is where the rest of this product lives.

Common questions

Does Vesma reply to Instagram comments?

Yes. A comment on a post or reel is classified, answered publicly with a reply grounded in your own brochures and price sheets, and the person who left it becomes a lead with their history attached. You can set it to draft the reply and wait for your approval rather than post straight away, and you can edit or delete a reply Vesma posted, or hide the original comment, from the same screen.

Will any tool automatically DM everyone who comments?

Be sceptical. Sending an unsolicited direct message to a commenter is constrained by Meta's platform itself, and what an app may do depends on its permissions and review status rather than on what its software can technically do. A demo recorded on the vendor's own account proves nothing about yours.

What about Facebook Pages?

The same, on your Page posts: comments read and answered publicly, Messenger conversations in the same inbox as WhatsApp, and posts published from Vesma. One Facebook Login connects the Page and the Instagram account linked to it, and both together count as a single channel.

So what do you offer for leads that come from social?

Point the destination at WhatsApp rather than at a comment thread. A click-to-WhatsApp link in your bio, in Stories and as the destination of paid posts opens a WhatsApp conversation, and Vesma answers that within seconds, qualifies the lead and books the visit. The website chat widget covers anyone who lands on your site instead.

Do I need to hand over my Instagram password?

Never — to us or to anyone. Legitimate tools connect through Meta's official API by authorising the linked professional account, which you can revoke. Any vendor asking for your password is doing something you should not permit, and it is usually a sign the official route was not available to them.

Answer the enquiry while the reel is still working

Start on the free plan with the website widget, then connect your WhatsApp Business number and point your bio link at it.
